  • A 46'8"-wide and 10'-deep porch sits under a shed roof on this 3-bed modern farmhouse plan. In back, an even roomier porch gives you space to enjoy the views from a shady spot. Board and batten with a brick trim gives the home great curb appeal.
  • The center portion of the home is an open floor plan and has 12' ceilings. Two pairs of French doors are on the back wall and take you to the back porch with an outdoor kitchen and a fireplace. An open air patio gives you even more space to enjoy the fresh air.
  • Work from home in the study located in the front-right corner.
  • The master suite has access to the rear porch through another pair of French doors as well as convenient access to the laundry room from the walk-in closet. Across the home, two bedrooms with walk-in closets each have their own private bathrooms.
  • The 2-car garage has two dedicated storage areas giving you space to store your things in - and out (one of the storage areas is fully enclosed) of sight.

  • Foundation Plan - Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details. Foundation types vary; please call to confirm the foundation type of the plan you are interested in.
  • Roof Framing Plan - Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc. Specific details such as fireplaces, stairways, decks, etc. Details are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
  • Section - Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation.
  • Electrical Plan - A schematic layout of all lighting, switches and electrical outlets.
What's Not Included
  • Architectural or Engineering Stamp - handled locally if required
  • Site Plan - handled locally when required
  • Mechanical Drawings (location of heating and air equipment and duct work) - your subcontractors handle this
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this
  • Energy calculations - handled locally when required
